Actionable Items

Building Exterior Scaffold
Status:
[11/9/16] Coordination is underway to determine where and when scaffold can be placed around the exterior of the store structure so that metal panel installation, waterproofing and finishes can be applied.
[11/16/16] Metal panel shop drawings are in production and fabrication dates are being established.  These should be ready for review on approximately 11/30/16.  The General Contractor is estimating that the metal panel installation will begin in April or May 2017.
[12/7/16] Metal panel installation is still on track for April or May 2017. Biofiltration equipment will be on site within 8-12 weeks (1/30-2/24/17).

Doors and Hardware
Status:
[11/9/16] As a number of doors and their hardware will be shared by the developer and the store coordination is underway to determine if all will function as desired for both parties.
[11/16/16]  In review with both the mall contractor, the store and the store’s loss prevention team.
[12/7/16] Confirmation has been received to from all parties regarding the lock and alarm contact requirements.

Electrical
Status:
[12/7/16] A number of conduit conflicts have been identified and are currently being investigated:  Incoming conduits were installed as 5″ instead of 4″ and SDG&E is requesting additional working space to pull conductors into them.  Automatic transfer switch conduits were installed approximately 10″ off of the electrical room wall impeding on switchgear working clearances.

Actionable Items

Floor Coring
Status:
[11/9/16] Due to some incorrect locations of conduit and piping knock-out locations in the structural first floor slab core drilling will be required.  Scanning of floors to start on 11/18/16.

HVAC Unit Placement
Status:
[10/12/16] Rooftop units are schedule to begin placement (pick date) on 11/15/16.  This date may need to be adjusted as the developer is planning on opening a portion of the new parking garage and access cannot be blocked unless previously approved in advance.
[11/9/16] The crane for HVAC unit placements is arriving on site at midnight on 11/19/16.  The Rain-For-Rent water truck will need to be relocated on 11/18/16 to avoid conflicts with crane placement.

Stair Seismic Detailing
Status:
[10/12/16] There is on-going coordination regarding the connection points, hand rails and structural implications of the “Grand Stair” (the exterior stair that leads up the west side of the building).

HVAC Unit Placement
Status:
[10/12/16] Rooftop units are schedule to begin placement (pick date) on 11/15/16.  This date may need to be adjusted as the developer is planning on opening a portion of the new parking garage and access cannot be blocked unless previously approved in advance.

Tower Crane Deck Openings
Status:
[10/12/16] Now that the tower crane has been removed the openings on the floor decks need to be filled in.  Schedule forthcoming.

Actionable Items

Masonry Enclosure for AT&T Conduits
Status:
[08/24/16] An absence of rebar has been noted in the masonry enclosure which contains the incoming AT&T conduits.  The General Contractor is confirming this with the Developer’s Contractors to determine that this is correct.
[09/14/16]  Rebar has been verified as being required and is scheduled to be installed by 09/20/16.
[09/21/16] While no additional details have been provided, the General Contractor has indicated that scanning of the concrete deck will be performed on 09/22/16. This is being done presumably to determine if adequate reinforcing has been installed/properly installed.
[09/28/16]  Scanning of concrete deck was rescheduled for 09/29/16.  Results to be provided to Structural Engineer upon completion.

Permanent Power
Status:
[09/21/16] The utility company’s (SDGE) third-party installation crew was scheduled to have the permanent equipment installed and powered-up on 09/20/16 but did not show up on site as scheduled.  The General Contractor is attempting to obtain a new schedule so that removal of the temporary generator set can be additionally be scheduled.
[09/28/16] SDGE third-party installation crew scheduled to be on-site 09/28/16 to complete the installation of the electrical equipment.  The expectation is that the site will be on utility power on 09/29/16 and that removal of the generator can be scheduled.

Tower Crane
Status:
[09/21/16] As the construction process is on track and the enclosure of the store structure needs to be completed soon the General Contractor is confirming with all of the sub-contractors to ensure that the proposed dismantle date of the tower crane of 10/09/16 is still viable.  As the crane is located within the footprint of the store construction it needs to be removed to facilitate roof construction and enclosure of the structure.
[09/28/16] The General Contractor is currently seeking confirmation from all sub-contractors by 09/30/16 so that they can proceed to the City to obtain the proper permitting to remove the tower crane.

New/Pending Issues

  • A pricing change has been submitted to the store owner’s representative for approval based on a change to the seismic risk category the building now falls in.
  • A hoist is scheduled to be installed along the north face of the building near the loading dock entrance.
  • Coordination of scaffold assembly and fire proofing pallet storage is being coordinated at the south side of the building. The space requested by the sub-contractors is 15’x20′.

[08/10/16] The Structural Engineer has approve some of the proposed locations. Four locations proposed were rejected due to structural impacts.
[08/17/16] The General Contractor has submitted alternate core locations to the Architect and Structural Engineer.  These alternate locations will be x-rayed to determine if they are viable locations.
[08/24/16 – 09/14/16] Evaluation of alternate locations is on-going.  One proposed location has been identified as being in conflict with a developer-provided lighting fixture and the Developer has agreed to relocate this fixture.

[08/24/16 – 09/14/16]  A slot/grate drain option has been selected and is now being reviewed by Store representatives.

[08/24/16 – 09/14/16] A issue with the current construction of the store and its proximity to construction going on at the adjacent mall structure has been identified. Information forthcoming.
[09/21/16] Issues with construction proximity have been evaluated and have been determined to not hinder the work of either the Developer’s or the store’s construction teams.

Incoming AT&T Telecommunications Feed

[08/10/16] All conduit and pull box work was completed on Saturday, August 6.
[08/17/16] All AT&T cabling installation are scheduled to be completed by the end of the day on 08/19.
[08/24/16]  A revised schedule has been submitted which changes the AT&T cabling installation completion date from 08/19/16 to 08/26/16.  Reasons for this delay were not provided.
